Fen-edge and peat ground
Ground east of Wisbech and along the Fen edge can include peat, silt and made ground. Standard trench-fill depths often aren't enough, engineered foundation design is often the sensible call.
Shrinkable clay near trees
Older village plots have mature trees on shrinkable clay. Foundations near them need to go deeper, often 1.5–2m, with careful engineering.
Coastal salt exposure
Coastal properties along the Hunstanton and Heacham strip get real salt-laden weather. Mortar, brick selection and lead flashing detailing matter.
Rural drainage without mains
Many rural West Norfolk properties are not on mains foul drainage. Extensions and new builds mean sizing or upgrading a septic tank or package treatment plant, that's part of the quote, not an afterthought.
